Step 1: Meet at the property
First he would start off by meeting you at the property the purpose of this is for us to get an idea of what your property looks like and give you the best depiction of what we believe the rent will be for your property. While we were there we will also walk through and suggest any repairs or touch up paint that need to be done prior to marketing your property.
Step 2: Marketing
Marketing your property is the most important step after we sign our property management agreement with you we will get professional pictures taken of your property and get it marketed on over 40 different rental site we also use our network of realtors and renters to market your property. We have agents available to show your property seven days a week our agents hold open houses and private showings to make sure everyone that needs to see your property does.
Step 3: Applications
After showing the property we should start to receive some applications, we will review these applications and put it up to our renter criteria. For our renters we require a 650 minimum credit score, for them to have no evictions on their record and to make three times the monthly rent in income.
Step 4: Lease Signing
Once we find a qualified applicant for your rental property we will collect the security deposit from them and sign a one year lease. This lease will be signed between us the property management company and the tenant. We will store the security deposit in our broker trust account and move the tenant in after.
Step 5: Move in
We will move your tenant into the property and take the move-in photos and provide them with a move-in move out checklist where they can notate any deficiencies in the property while they are moving in. We will keep the move-in move out checklist and pictures on file to compare to the property upon move out of the tenant.
Step 6: Ongoing management
After the tenant has moved in begins the front part our job as property managers. We will collect the rent from the tenant every month and make sure they are serve three day notices if they pay rent late. A $100 late fee will be assessed to the account of the tenant that pays the rent late.
We also handle the ongoing maintenance of your property any maintenance request that the tenant has will go through our software system there will be a paper trail of all the work that is done on your property how much it cost and any estimates that we needed to receive from the vendors.
Once a year we will do an inspection of your property where the tenant will let us in and we will take pictures of the property to make sure that it is being taken care of you will be able to access these pictures from your own personalized client portal.
Step 7: Lease Renewal or Move Out
60 days before your tenants lease and we will reach out to you and the tenant to see what your plans are for the property if you would like to keep the property rented out to the current tenant we will extend to them and offer of renewal if the tenant would like to renew we will just sign another one year lease change any terms we need to with the lease and continue as we have been with step 6. If the tenant decides to move out we will provide the tenant with a pre-move out inspection notice performed a pre-move out inspection once the tenant has moved out we will make sure that the property is clean and brought back up to speed and is ready to be marketing we handle the security deposit itemization and keep the experience stress-free for you.
